1. About TW Industrial Services
TW Industrial Services provides industrial scaffolding, mechanical insulation, industrial painting and protective coatings, concrete repair and industrial flooring, facility maintenance and outage support, rigging and equipment moving, and related industrial services.
These Terms apply to use of our website and general interactions with TW Industrial Services. Specific projects, estimates, invoices, proposals, or written service agreements may include additional terms. If there is a conflict between these Terms and a written agreement signed or approved for a specific job, the written agreement for that job will control.

3. Estimates, Pricing, and Project Scope
Any estimate, quote, or proposal provided by TW Industrial Services is based on the information available at the time it is prepared. Final cost, timing, or scope may change if additional issues are discovered, site conditions are different than expected, materials or equipment needs change, or the customer requests additional work.
Examples of conditions that may affect a project include structural conditions of existing steel, concrete, or equipment; access limitations; confined space requirements; hazardous material discovery; weather; permitting; equipment availability; customer-furnished information that proves inaccurate; and other factors outside of our control.
TW Industrial Services will make reasonable efforts to communicate significant changes before additional work is performed.
4. Customer Responsibilities
Customers are responsible for providing accurate information about the facility, equipment, known hazards, access limitations, ownership or authorization to request work, and any known private underground utilities or obstructions.
Before any work involving excavation, penetration, or disturbance of building systems, customers are responsible for identifying or disclosing private underground or concealed items that may not be marked by public locating services — including private electrical lines, process piping, drains, fire suppression lines, data lines, and other buried or concealed systems.
Customers are also responsible for providing reasonable access to the work area; notifying TW Industrial Services of hazardous materials, confined spaces, or safety-sensitive areas; and securing or relocating movable equipment, vehicles, inventory, or other items that could affect safe access or completion of the work.
5. Scheduling and Service Availability
TW Industrial Services makes reasonable efforts to schedule work promptly and communicate expected timing. However, service dates and arrival windows may be affected by weather, emergency calls, equipment availability, site readiness, permitting, customer-caused delays, or other circumstances.
For urgent or outage-related needs, TW Industrial Services may prioritize service based on severity, availability, and customer requirements. Availability for emergency or short-notice work does not guarantee immediate dispatch or same-day completion.
6. Site Conditions and Project Outcomes
Industrial service work depends on existing site conditions, structural conditions, environmental factors, equipment condition, and other variables that may not be fully known until work begins. Because these conditions can vary, TW Industrial Services cannot guarantee a specific outcome, timeline, or condition of existing structures or equipment unless expressly stated in a written agreement.
Discovered conditions — including hidden corrosion, structural deterioration, asbestos or hazardous materials, buried obstructions, or undocumented modifications — may affect the scope, cost, or feasibility of the work. TW Industrial Services will communicate such discoveries promptly and work with the customer on the appropriate path forward.
7. Equipment, Materials, and Manufacturer Warranties
Coatings, insulation materials, flooring systems, scaffolding components, and other materials may be covered by manufacturer warranties. Warranty coverage, if available, is controlled by the manufacturer's terms.
TW Industrial Services may assist customers with understanding material issues or warranty-related questions, but manufacturer warranties are separate from any workmanship obligations provided by TW Industrial Services.
Damage caused by misuse, neglect, improper operation, freezing, power issues, acts of nature, unauthorized repairs, changes made by others, or lack of appropriate maintenance may not be covered.
8. Payment Terms
Payment terms will be stated on the applicable invoice, estimate, proposal, or written agreement. Unless otherwise agreed in writing, payment is due according to the terms provided at the time of service or billing.
TW Industrial Services may require deposits, progress payments, or payment upon completion depending on the type and size of the project. Customers are responsible for paying approved charges for labor, materials, equipment, permits, subcontracted work, and related services.
Past-due balances may result in delayed service, collection activity, or other remedies allowed by law.
9. Cancellations and Rescheduling
Customers should contact TW Industrial Services as soon as possible if they need to cancel or reschedule service. Depending on the timing, project type, materials ordered, permits obtained, or work already performed, cancellation or rescheduling may result in charges.
TW Industrial Services may reschedule work due to weather, unsafe site conditions, emergency service needs, equipment issues, or other circumstances that affect safe or practical completion of the job.
10. Website Contact Forms and Communications
When you submit a contact form, call, email, or otherwise communicate with TW Industrial Services, you agree to provide accurate information. You also agree that we may contact you using the phone number, email address, or other contact information you provide.
Submitting a form or message through the website does not create a binding service agreement. A service agreement, estimate, or project scope must be confirmed separately.
